Backfilling

The concrete in for the rear bedroom window was prepared and the window was installed.  All of the galvanized window wells were anchored into the concrete walls.  A complicated process to back fill this property with a bit more machine time than anticipated, hauled back two truck loads of  our fill from the kettle valley site and will need to have a Stone Slinger truck complete the last portion down the side.

Ground floor framing

Good progress for the week despite the snow.  The slope on the garage and the tie in to the old worked perfect.  Stairs are in place and the majority of the sub floor is in place as well.

Slab Preparation & Floors

On Monday Feb 4th the wall forms were striped, and the underground plumbing was installed.  The foundation coating was completed on Monday evening.  On Tuesday plumbing inspections were completed, forms were removed from the site and equipment was delivered for the slab preparation. The balance of the week was devoted to preparing the engineered footings, installing the concrete reinforcing bar, electrical conduit and radon gas vent.  Inspections were completed on Friday March 8 and floors were poured on Saturday March 9th

Footings & Walls

Inspections ere completed on Monday Feb 25th, and the footings were poured at 1:00 PM.  On Tuesday the forms were stripped and the concrete coring for the new window in the back wall was completed.  Wall forms were set on Wednesday & Thursday, inspections were completed and the walls were poured Friday March 1st.

Excavation

Excavation started February 18 with the arrival of the Hitachi 75, we also used a Bobcat Skid steer with a concrete breaker, a mini excavator, floor cutting saw and tamper.  A 26 inch wide strip of pavement was removed in front of the house to connect the existing sewer and route conduit for power from the existing panel to the addition.  All fill material is stored at the Kettle Valley quarry, concrete and pavement were hauled to Pier Mac for recycling.

Site Preperation

Preparation for the excavation started the seek of February 11, locating all utilities and relocating the gasline to a temporary meter in the front yard.  The Hartley Homes sign & lock box were installed and the building permit was posted.
